Contractor

We build what was documented, report progress on a fixed rhythm, and hand over a building that has been commissioned and recorded.

Construction site with concrete formwork and finished timber cladding

What this covers

Construction is where a project either holds its shape or loses it. We run the site against the approved documentation, with a defined reporting rhythm so cost and programme are never a surprise at the end.

Variations are raised in writing before they are executed, with their cost and time impact stated. Quality checks happen at defined stages rather than at completion, when correcting anything is expensive.

What you receive

  • Construction, renovation, and fit-out execution
  • Site management and trade coordination
  • Programme and progress reporting
  • Written variation control with cost and time impact
  • Staged quality and compliance inspections
  • Commissioning, defect closure, and as-built documentation

Typical scope

  • New build residential construction
  • Commercial and retail fit-out
  • Office and workspace refurbishment
  • Renovation and structural alteration
  • Completion of a stalled project

How it runs

  1. 01

    Pre construction

Documentation is reviewed for gaps, the programme is built, and long lead items are ordered before they delay the site.

  2. 02

    Construction

Work proceeds against the programme with trades coordinated, and progress reported on a fixed schedule.

  3. 03

    Quality control

Inspections happen at defined stages, so a problem is found while it is still cheap to correct.

  4. 04

    Handover

Systems are commissioned, defects are closed, and you receive as-built documentation and a walkthrough.

Common questions

Will you build from another architect's drawings?
Yes. We review the documentation first and tell you what is missing or ambiguous before we price it.
How are variations handled?
In writing, before the work happens, with the cost and programme impact stated. Nothing is executed on a verbal instruction.
What happens at handover?
Commissioning, a defect list closed out, as-built documentation, and a walkthrough of how the building and its systems work.
