Context
The client received a drawing set from another design team and was ready to tender it. Two contractors priced it more than thirty percent apart, which signals a drawing set that is not clear enough.
Challenge
Finding the cause of the price gap without redesigning the project, and reporting it objectively to the original design team.
Approach
Architectural, structural, and services drawings were compared layer by layer to find clashes and undefined areas. Every finding was recorded with its location, cost impact, and resolution options.
Scope
NCB delivered the design review, cross discipline coordination analysis, and a technical report to tender from.
Result
Forty one findings were documented, and the re-tender produced a spread between contractors of under seven percent.
